We require an electronic signature on your quote and a deposit before scheduling. This allows us to reserve your start date and order any necessary materials in advance.
Our office will text you between 3:00 and 6:00 PM the evening before your scheduled start date with an estimated arrival window for the following morning. We want you to be prepared without having to guess.
To minimize dust spread throughout your home, please:
  • Cover HVAC vents in rooms being worked on
  • Hang plastic sheeting in doorways to adjacent rooms
  • Cover kitchen and bathroom cabinets
  • Remove window treatments from affected rooms
We use dust-containment equipment, but these steps make a big difference.
Yes — we will move large items like sofas and dining tables, provided they are emptied of contents. We do not move electronics, personal or fragile items, or specialty furniture. Please have those cleared before we arrive.
Most refinishing jobs take 3–5 days from start to finish. Day one is sanding and stain selection. Finish coats go on over the following days, with drying time in between. We'll give you a specific timeline when we scope your project.
We use dustless sanding equipment that captures the vast majority of dust at the source. Some fine particles may still settle — following our prep checklist (covering vents, hanging plastic in doorways) keeps it contained as much as possible.
You need to be available on day one for stain selection — that's the only time we require you to be on-site. After that, most homeowners choose to stay elsewhere during refinishing due to the finish fumes. We'll coordinate access with you directly.
We recommend staying off the floors entirely for the first 24 hours after the final coat. After that, light foot traffic (socks, no shoes) is fine. Wait at least 7 days before placing rugs, furniture, or anything heavy back on the floor.
We sand a sample section of your floor and apply up to 5 stain options directly on your floor so you can see each color in your home's actual lighting before making a final decision. There's no guessing with paint chips.
We primarily use oil-based and water-based polyurethane. Oil-based gives floors a warm amber tone and is extremely durable — it's the traditional choice. Water-based dries clearer, faster, and with less odor. We'll walk you through both and recommend based on your wood species, lifestyle, and timing.
Getting a perfect match is difficult — existing floors have aged and shifted in tone over the years. We can get close, especially on the same wood species, but we're always upfront that an exact match isn't guaranteed. We'll show you samples so you can make an informed decision before we start.
For sanding and refinishing projects, two-thirds of the total is due before we schedule your job. The remaining balance is due before the final finish coat is applied. We accept check and major credit cards.
